Terms of Service
1. Description of Service
HouseLog is a web application for managing construction projects. It enables tracking of phases, budgets, documents, quotes, contractors, and warranties. The service is provided by Lovro Obreza, a natural person, with a ZEPT correspondence address at Železno 11a, 3310 Žalec, Slovenia, email: info@houselog.si (hereinafter: "HouseLog" or "we").
2. Acceptance of Terms
By creating an account or using the service, you agree to these Terms. If you do not agree, you must not use the service.
3. Account Management
- The service is not intended for natural persons under 15 years of age, in accordance with Art. 8 ZVOP-2. By using the service you confirm that you are at least 15 years old or are using it with appropriate consent of a holder of parental responsibility where required by law.
- You are responsible for keeping your credentials secure. HouseLog is not liable for unauthorised access caused by your conduct.
- Your account is personal and may not be transferred to a third party.
- If you suspect unauthorised access, notify us immediately.
4. Free Tier and Premium (one-time per project)
The free tier is subject to the limits below; a one-time Premium purchase for a specific project raises those limits. Maximum file sizes (same for both tiers): document 40 MB, quote 20 MB, receipt 10 MB, warranty document 30 MB.

Whenever we reference document limits in these Terms, the same retention rule applies: uploaded files are kept for a maximum of 3 years from upload start and up to 2 years after last project activity, then we provide an export option before deletion.
- Premium for a selected project is sold as a one-time payment via Stripe (or another payment provider shown at checkout). The purchase does not create a recurring subscription. The amount and transaction summary are shown when you complete payment.
- After successful payment, Premium features and the higher limits in the table apply to that project. Access lasts for as long as the project exists in the service and your account complies with these Terms, except where law or a specific clause in these Terms provides otherwise.
- Prices for new one-time Premium purchases may change; we will notify you at least 30 days in advance where required by law or otherwise appropriate.
4.1 Consumer withdrawal (Slovenian Consumer Protection Act) and immediate performance
If you are a consumer under applicable Slovenian law, you may have a 14-day right of withdrawal from a distance contract for a digital service under ZVPot-1 (implementing Directive 2011/83/EU), where the law does not exclude it.
Premium features grant immediate access to digital content (including AI analysis). By activating Premium or using any paid feature you confirm that you request immediate performance and understand that, once performance begins, your right of withdrawal is lost for the part already supplied in accordance with Art. 16(m) of Directive 2011/83/EU (as transposed).
Any portion of the service that consumes AI analysis (sending content to models, generating outputs) is deemed fully performed and non-refundable once executed; we do not refund that consumed portion even if you exercise withdrawal in time for any remaining part, except where mandatory law requires otherwise.
If we issue a refund, we may deduct reasonable payment-processing costs charged by the payment provider (e.g. Stripe fixed fees), up to EUR 0.50 per relevant transaction, where permitted by the provider and law.

4.2 Changes to free-tier limits
We may change free-tier limits (the numbers in the table above) at any time with at least 30 days’ prior notice by email or in the app. There is no right to keep prior, more favourable limits (no “grandfathering”): once the notice period ends, the new limits apply to all free-tier users.
4.3 File retention, deletion, and export
Retention periods and the process before deletion of uploaded files are set out in the Privacy Policy (e.g. up to three years from upload start and up to two years after last project activity, prior email notice, export opportunity). You are responsible for exporting data you wish to keep before the deadline or account deletion. HouseLog does not guarantee recovery after deletion except where the law requires otherwise. 5. AI Features and EU AI Act
HouseLog uses Google Gemini as a general-purpose AI (GPAI) system within the meaning of EU AI law. As deployer of that feature under Art. 50 of Regulation (EU) 2024/1689, we expressly inform you that it is a GPAI system provided by Google; generated output is informational and does not constitute professional (including construction or legal) advice or a decision addressed to you.
HouseLog is not liable for errors in AI output. Verify information independently before decisions.
You must use AI features within reasonable personal use. Excessive or abusive use may result in temporary or permanent action (see Section 9).
6. Your Content
- You retain ownership of all content (documents, project data, quotes) you upload to HouseLog.
- By storing content in the service, you grant us a limited, non-exclusive licence to store and display that content for the purpose of providing the service.
- You must not upload content that infringes third-party rights or is unlawful.
6.1 Third-party personal data (contractors and others)
When you enter personal data about third parties (e.g. contractors), you warrant that you have an appropriate lawful basis and that the data are accurate. For storage and processing of such data within the service, HouseLog acts as an independent controller (see the Privacy Policy); you remain responsible for the lawfulness and accuracy of what you enter.
7. Prohibited Uses
You must not:
- Attempt to breach or circumvent the security of the system.
- Use automated tools (bots, scrapers) without written permission.
- Sell, rent, or redistribute the service without written permission.
- Store or transmit unlawful content.
8. Service Availability
We aim for high availability but do not guarantee uninterrupted operation. We reserve the right to carry out maintenance or temporary interruptions without prior notice.
9. Account suspension or termination
We may suspend or terminate your account or specific features (including AI access) if we reasonably believe you breached these Terms, pose a security risk, or engage in excessive or abusive AI use (e.g. automated harvesting of scans). Where feasible, we will notify you by email before acting, unless notice would harm investigation or security.
10. Limitation of Liability
Slovenian Obligations Code (OZ): nothing in these Terms limits our liability for damage caused by intent or gross negligence where mandatory law of the Republic of Slovenia so requires.
The service is provided "as is". Except as expressly stated above, HouseLog is not liable for indirect, incidental, or consequential damages. Total liability (where permissible) does not exceed the amount you paid in the preceding 12 months.
11. Changes to Terms and policies
We may update these Terms and related documents (including the Privacy Policy). For material changes, we will notify you by email or in the app with reasonable advance notice (at least 14 days for these Terms where appropriate; for Privacy Policy updates see the “Last updated” date and any notices required by law). Continued use after the effective date may constitute acceptance where permitted by law.
12. Governing Law and Dispute Resolution
These Terms are governed by the laws of the Republic of Slovenia. We will first attempt to resolve any dispute amicably. Disputes that cannot be resolved amicably fall within the jurisdiction of the courts of Žalec, where jurisdiction rules so provide.
